A new law lets cities and towns better regulate short-term rental properties.

Gov. Doug Ducey signed off on the legislation Thursday. Municipalities are now free to adopt policies to address short-term rental properties by creating owner registries and imposing fines.

Those fines can escalate for serious, repeat offenses, such as parties and excessive noise.

The new law sets occupancy limits of up to two adults per bedroom. And property owners must now provide insurance to guests.

In a statement, the public policy director of Airbnb praised lawmakers for developing rules to “address community concerns” while preserving the “economic benefits of short-term rentals.”
